Studies show that the first 60 days of a listing is the time when you get the highest offers and when your home gets the most attention from buyers. After those first 60 days, buyers will often start thinking they can get a big discount and begin to feel that they have more leverage. Showings will also start to trail off rapidly after only about 6 weeks. That leaves a very small window in which to get top dollar for your home and that's why I believe it is crucial to hit the market red hot with the right price, the right advertising, and the right agent !!!

Knowing what price your home will appraise at can also benefit you in many other ways. Here are just a few:

1- You will be protected from agreeing to list at too low price or from pricing yourself out of the market, but you still call the shots and choose your price.

2- You will be able to recognize a good and bad offer when it comes in.

3- You will be very confident when negotiating the best deal for your home.

4- You will know that the deal has a very good chance of closing when the buyer goes to apply for their mortgage. Most deals close at the agreed price only if the bank appraisal matches the contract. Otherwise, you can lose thousands in last minute re-negotiations to keep a deal afloat if you are not prepared for the possibility of a low appraisal. You really want have a clear picture of your value before you begin negotiations and before making any concessions such as closing costs to a weak buyer.

5- Lastly, while some agents are good at discerning values, they are not professional appraisers and pricing can be tricky for most. So why guess and possibly list to low? Starting way too high and working your way down does not work either because your home typically loses value the longer it is listed. That is why I believe it is critical for you to to know how to determine what price range your home may sell for from the start, to net you the highest amount possible.
