This can be a great tool in negotiating with the seller and save you $1000's. It costs usually only $250 with my special pre-arranged rates to find WHETHER YOU ARE PAYING TOO MUCH and it's on me. You will receive a credit on your closing statement for the cost of a pre-contract appraisal from me.
Of course, I can help you determine fair market value without an appraisal, but the seller is not going to take my word for it. An appraisal though, works wonders. It can be a huge help in getting the seller to be realistic about their home's real value and getting them to accept your offer.
Don't lose a home you really love just because the seller is mis-imformed about the real value of his house and is not being realistic, or be forced to pay too much! Persistence pays when negotiating. And doing your homework ahead of time will save you thousands!!!

- Identify important features you need your new home to have.
- Lender fees include charges for loan processing, underwriting, preparation and establishing an escrow account.
- Third-party fees include charges for insurance, title search, and other inspections such as termites.
- Government fees include deed recording and state & local mortgage taxes.
- Escrow and interest fees include homeowner's insurance, loan interest, real estate taxes, and occasionally private mortgage insurance.
